Duties of Department

The Calhoun County Building Inspector, as the Subdivision Officer and Planning and Development Officer, oversees the administration of four key ordinances:

Calhoun County Flood Plain Ordinance:

  • Ensures development activities comply with ordinance requirements.
  • Provides information and assistance to citizens on permit procedures and floodplain construction techniques.
  • Cooperates with state and federal floodplain management agencies.
  • Submits required reports for the national flood insurance program.
  • Maintains and furnishes records for public inspection.

Calhoun County Mobile Home Trailer Park Ordinance:

  • Inspects park subdivisions and transient parks at least once a year.
  • Enforces provisions related to health, sanitation, water supply, sewage, garbage, and waste disposal.

Calhoun County Zoning Ordinance of 1971:

  • Issues building permits for nonagricultural structures.
  • Requires layout plans with each building permit request.
  • Issues certificates of occupancy ensuring compliance with zoning provisions.
  • Maintains records of certificates of occupancy for public inspection.

Calhoun County Subdivision Ordinance:

  • Conducts inspections of street subgrades, base construction, and terrain.
  • Notifies sub dividers of inspection results in writing.
  • Receives and acts upon notifications of completed construction.
  • Recommends acceptance of subdivision improvements to county commissioners.
  • Provides written notification of inspections to sub dividers.

Role in Conjunction with the Planning Commission:

  • Collaborates with the Planning Commission as outlined in the by-laws.
  • Acts as an advisory resource for the Planning Commission.
  • Provides an annual job description and budget to the Planning Commission.
